What devalues your home? Factors you must disclose
There are several defects that are not immediately visible or apparent; these "invisible" issues are known as latent defects. There are three major types of latent defects:
Latent defects may impact the value of your home and they must be disclosed to your REALTOR® and to potential buyers. It is important that you notify your REALTOR® of a latent defect as it MUST be disclosed to potential buyers. All latent defects MUST be disclosed on the Proprty Disclosure Statement.
- a property that is stigmatized by an unusual, distressing event such as a haunted house
- a property that was the site of criminal activity
- a property were someone was murdered or committed suicide
